When evaluating today’s real estate headlines, it’s easy to lose perspective. Interest rates, election cycles, inflation, and global events all create short-term noise.


However, the long-term data tells a much clearer and far more reassuring story.




The chart above illustrates U.S. year-over-year appreciation rates in median home prices since 1990. Over more than three decades, the market has experienced multiple shocks: the early 90s slowdown, the subprime mortgage bubble, the foreclosure crisis, and the pandemic-driven boom. Yet one pattern remains consistent — housing values recover and trend upward over time.


The Numbers That Matter


  • From 1990 to 2025, national home prices have increased more than 6x overall

  • Even after the 2008–2011 correction, prices recovered within a decade and surpassed previous highs

  • 2025 appreciation came in at approximately 1.7%, slower than recent years but still positive


Historically, periods of slower growth often precede stronger, more sustainable expansions, especially when driven by improving affordability and stabilizing interest rates.


What This Means for Fort Lauderdale & Broward County


South Florida does not behave like an average U.S. market. Fort Lauderdale is supported by several structural advantages:


  • Persistent in-migration from high-tax and cold-weather states

  • International demand from Latin America, Europe, and Canada

  • Limited land availability near the coast

  • Strong luxury and second-home buyer presence


While national appreciation may average low single digits, Fort Lauderdale neighborhoods often outperform due to constrained supply and lifestyle-driven demand.


For homeowners, this reinforces why real estate remains one of the most effective long-term wealth preservation tools. For buyers, it highlights the importance of entering the market strategically rather than waiting for perfect conditions that rarely arrive.
