South Florida Luxury Market Update: Week of June 22, 2026

As we move deeper into summer, the South Florida luxury market is doing what it does best: rewarding the sellers who are prepared and exposing the ones who aren’t. Here’s where things stand heading into the final week of June.
Inventory Remains Constrained at the Top
Active listings above $3M in Broward County continue to track below their five-year seasonal average. Supply hasn’t flooded the market the way some sellers feared earlier this year. That’s meaningful, it means well-positioned homes are not competing for attention in a crowded field, and buyers who are serious have fewer options to consider.
The segment seeing the most movement right now is the $3M–$6M range, where local buyers with equity from previous sales are actively transacting. Above $8M, the pace is slower, but that’s consistent with the patience that ultra-luxury transactions require.
Days on Market: The Divide Is Widening
The gap between homes that are priced and presented correctly and those that aren’t is more visible than ever. Properties coming to market with professional media, accurate pricing, and clear positioning are moving. Properties that launched optimistically and haven’t adjusted are accumulating days on market at a pace that will become difficult to reverse.
If your home has been listed for more than 45 days without meaningful activity, the pricing conversation is overdue. Summer is not the reason a well-priced luxury home sits it never is.
What Sellers Should Know This Week
The buyers who are active right now are local and motivated. They know this market. They’ve seen what’s available. They are not easily impressed by inflated asking prices, and they are not in a hurry to overpay when they sense a seller is out of step with current conditions.
That said, for the seller who has done the work, presentation, pricing, strategy, the summer market in Fort Lauderdale continues to deliver. Serious buyers don’t take vacations from the search for the right home.
