Fort Lauderdale's luxury market has had a busy few weeks. A new record was set, significant deals have closed, and the data heading into July tells a story that sellers paying attention should find encouraging — with some important nuance attached.


Here's where things actually stand.



The New Broward Benchmark


Last week, a newly built estate at 513 Middle River Drive hit the market asking $55 million — the highest listing price in Broward County's history. Dubbed Ember House, the 15,000-square-foot property sits on 145 feet of Intracoastal frontage, includes eight garage bays, a rooftop pickleball court, and finishes that reflect what the top of this market now demands. Developer Dov Stark of Prestige Homes acquired the site in 2024 for $5.5 million and spent north of $35 million building it.


Whether or not Ember House sells at ask is almost beside the point. What that listing does is move the ceiling. Every record — listed or sold — recalibrates what buyers and appraisers consider possible in this market. The Deals That Have Already Closed


The record listing didn't emerge from nowhere. The spring market delivered a run of serious transactions: WeatherTech founder David MacNeil sold two Fort Lauderdale waterfront properties, at $34 million and $26 million respectively. A 1.4-acre waterfront lot traded for $42.7 million in March. These aren't outliers — they're evidence of a buyer pool that, after months of watching and waiting, has started moving.


What changed? A few things converged: equity markets performed, prices in some segments adjusted, and buyers who had been deliberately patient ran out of patience. The buyers coming to the table right now are not opportunists. They have been doing their homework for a long time.




What the Inventory Picture Looks Like


Single-family homes in Fort Lauderdale are sitting at approximately 4.8 months of supply — a figure that represents healthy equilibrium rather than a seller's frenzy, but not a buyer's market either. For a well-positioned home, that level of inventory means real competition for the right buyer's attention without the chaos of a peak-demand environment.


The condo segment is a different story. Supply there stretches to nearly 11 months, which means condo sellers face meaningful headwinds and buyers in that category have clear leverage. If your property is a single-family home, especially a waterfront or canal-front residence, you are not competing in the same market as the condo overhang. Those are two separate conversations.



The Part Sellers Cannot Ignore


The average days on market in Fort Lauderdale has moved to 100 days — up from 82 a year ago. That number matters. It reflects a buyer pool that is disciplined and unhurried, not disinterested. Serious buyers are taking the time to evaluate properly, compare options, and negotiate deliberately.


For sellers, this means pricing correctly from the first day on market is not a preference — it is a requirement. A home that launches at an aspirational number and sits for 60 or 90 days accumulates a story that follows it. In the luxury market, that story is difficult to overcome regardless of what adjustment comes next. The sellers achieving the strongest outcomes right now are the ones who entered at a price that reflected current data and gave buyers a reason to act, not wait.



The Takeaway Heading Into July


Fort Lauderdale's luxury market is functioning. Record listings are being set, significant sales are closing, and buyers who have been watching from the margins are re-engaging. That is a favorable environment for a seller who approaches it correctly — with honest pricing, impeccable presentation, and a clear understanding of where their property sits relative to what the market will actually support.
