Every summer brings its own rhythm to the South Florida luxury market, and this year is no exception. As we move deeper into the second half of 2026, the data continues to tell a story of resilience with a few important nuances worth understanding if you're thinking about your home's place in the market right now.


The Big Picture


South Florida's luxury housing market saw notable growth in transaction activity in the first quarter of 2026, with gains in both single-family and condominium sales across Miami-Dade, Broward, Palm Beach, the Treasure Coast, and Southwest Florida. That momentum has continued to shape the market heading into the summer months.

Here in Broward County specifically, the luxury single-family segment posted a nearly 9% year-over-year jump in sales, alongside a similar increase in average sales price, which now sits at roughly $2.3 million.  That's a meaningful signal homeowners at the top end of the market are seeing real, sustained demand rather than a temporary bump.

Regionally, South Florida saw a 22% year-over-year increase in properties priced above $1 million sold during the first quarter of 2026. That kind of growth doesn't happen in a market that's cooling; it happens when confidence is building.

A few forces continue to shape the luxury landscape:


Interest rates are expected to ease. Market-wide projections point toward gradual normalization rather than a dramatic reset, with mortgage rates projected to ease to an average of 5.8% by the end of 2026.</cite> For homeowners considering a move, this is worth watching as financing becomes more approachable, the pool of qualified buyers tends to widen.


Wealth migration remains a tailwind. Recent sales figures and buyer behavior suggest the luxury segment isn't just resilient, but positioned for sustained growth through 2026 and beyond, driven largely by high-net-worth individuals relocating to the region for long-term value and tax efficiency. This continues to support pricing at the upper end, even in a broader market that's recalibrating.


Not every segment is moving the same way. It's worth noting that the picture isn't uniform across property types. The broader South Florida market has entered a period of structural recalibration, with a distinct split emerging ultra-luxury single-family homes and cash-heavy purchases continue to move efficiently, while a growing share of other homes have crossed the 90-day mark on the market.
